Send updated proof of income to leasefromus@capitalpdx.com. If removing a roommate, updated proof of income must be provided for all remaining residents.

After reviewing your annual inspection(s) and tenant history, a leasing coordinator will reach out and provide further instruction along with an application link for the new resident(s) to apply if applicable.
*Please be advised that new applicants will not be considered until the request has been submitted and approved.

Once an application link is provided by the leasing coordinator, the incoming roommate will be given a deadline to apply.
The screening process typically takes 2-3 business days. Applications will be approved or denied based on our screening criteria. An additional deposit or co-signer may be required.

Once approved, all residents will be required to sign an Add/Remove Roommate Agreement. The lease agreement will also be redrafted and sent for signing to all remaining residents. All details will remain the same, however, the names will be updated to reflect the new leaseholders.
Please be advised that all residents must be screened, approved, and lease documents signed by all parties prior to residing in the apartment. Residents are not to occupy the unit prior to the date shown on the signed agreements.

Incoming roommates may be subject to an increased deposit depending on screening results. If there is a current deposit on file, it will be reviewed to see if an additional deposit is required (deposit not to exceed more than one month of rent).
Incoming roommates will be held accountable to the original Move-In Condition Report. Security deposits will not be refunded/reimbursed in any amount for vacating roommates.
Upon move-out of the final tenant, the original Move-In Condition Report will be referenced to determine any damages beyond normal wear & tear. The final account reconciliation will happen within 30 days of keys being returned and the unit fully vacated. Security deposit refunds will be issued to current leaseholders only.
